Self Storage Facility in California
Acquired at 45% of Appraisal Based On Replacement Cost.
Occupancy at Acquisition was 32.5% and is NOW AT 55.2% Occupancy, and is producing Positive Cash Flow.

The fact is, this property was in great condition in every way except occupancy.  But financing and cash flow issues allowed us to buy this property at a huge discount, and we have recently refinanced this property for 4 more years.

This property definitely fits into our strategy to invest in properties that we buy low, make the changes to reach Cash Flow, and create the huge equity we want without needing to rely on appreciation.  In this market cycle since 2007, we cannot count on normal appreciation as in decades past.  The successful strategy is to create equity and profitability by buying at deeply discounted prices and then turning the property around for positive cash flow.

Since 1994 we’ve been specializing in Commercial Property renovations and turnarounds, and primarily focus on Apartment Buildings and Self Storage Facilities which continue to produce good cash flow even in these tough times.
