With hundreds of hours of annual
research on 27 specific indicators, in all segments of the USA, our
goal is to optimize our real estate investments by moving with Real
Estate Cycles - out of retracting markets, and into emerging
markets. Since we operate in multiple locations nationwide, we
have strategies such as buying Foreclosures for retracting markets
or Multi-Family rehabs in emerging markets around the country.

Exit Strategy We
believe Cash Flow is king, especially in all market cycles, and it
is even more important now in this economic downturn. It
is crucial to our Exit Strategy Success to continue on-going
upgrades to the property even after the rehab is complete.
Projects we buy must have Cash Flow ratios that allow us to keep the
property in Top Condition, to allow us to sell as "best of class"
investments to future long term buyers. Our goal is to buy at
the right price, rehab and stabilize the property, then maintain
high occupancy, with strong cash flow, sell with no repairs
needed, and provide property management services as
needed.
Maximum ROI We search
for Underperforming and Mis-Managed Ugly Ducklings that we can
transform into Beautiful Cashflow Properties. Many newcomers to our
group ask us how we can achieve such large returns on our
projects. Here is the short story. Since multi-family and
commercial property values are based on the ability to generate net
cashflow, you want to be invested in a property that will sustain
long term profitability in the marketplace. Once we've
determined the Emerging and Newly Emerging Market Locations that
will sustain this project for 2-5 years (exit strategy sensitive),
we locate the Ugly properties in those areas that meet our strict
acquisition criteria. A property must be structurally sound
with appropriate costs for the area and income range. Pictures from

Typically, we purchase large
properties for approximately 40% to 60% of ARV (After
Repaired Value). This leaves us with
significant Equity in about 1 year - once the rehab and/or
stabilization is finished, and market occupancy is achieved,
and rents are stabilized to the current market
rates. There are several other key factors that
turn income property stabilizations into top performing
investments when done correctly. Rehab construction costs for 18+
year old properties are pennies on the dollar compared to new
constructions. Positive Net Income is achieved with as
little as 58% occupancy. Long term viability is much
better both in strong and in weaker economic times for the
